Higher Mortgage Rates Could Be Creating Opportunities for Homebuyers

Is Now a Good Time to Buy a Home in Fresno?

Higher mortgage rates have left many prospective homebuyers wondering whether now is really the right time to purchase a home. While higher borrowing costs certainly affect affordability, there's another side to the equation that often gets overlooked.

When some buyers step away from the market, those who remain may find themselves with more negotiating power.

Think back to the housing market just a few years ago. Buyers were competing against multiple offers, sometimes paying above asking price, and making concessions just to secure a home.

Today's market looks different in many areas.

With fewer buyers actively competing for certain properties, there may be opportunities to negotiate purchase prices, request repairs, or ask sellers to contribute toward closing costs.

In Fresno, for example, Redfin reported that approximately 31.7% of listings experienced price reductions in September 2026.

That's not to say every home is negotiable or that buying makes sense for everyone. Higher interest rates still mean higher monthly payments, and affordability should always come first.

But here's something worth considering.

If mortgage rates eventually decline, more buyers could return to the market, potentially increasing competition and putting upward pressure on prices.

You can potentially refinance an interest rate in the future, but you can't go back and renegotiate yesterday's purchase price.

Of course, refinancing isn't guaranteed, so any purchase should make financial sense at today's rates.

Sometimes the best opportunities appear when everyone else is waiting.

If you've been considering buying in Fresno, Clovis, Madera, or the surrounding Central Valley, it may be worth exploring what opportunities are available today.
